From Farm Township to Commuter Suburb
Epoxy flooring in Exeter Township serves homes that, for the most part, did not exist two generations ago. The township was founded on December 7, 1741, and stayed rural for a long time. Suburban growth after World War II changed it, and completion of the Route 422 expressway to King of Prussia in the 1980s sped things up. Today about 25,500 people live here, spread across roughly 24.6 square miles.
The numbers behind the subdivisions
Census counts tell the story:
- 1980: 14,419 residents
- 1990: 17,260 (up 19.7%)
- 2000: 21,161 (up 22.6%)
- 2010: 25,550 (up 20.7%)
- 2020: 25,500
Three decades of growth around 20% each means a lot of homes from the 1980s, 1990s and 2000s. Many have attached two- or three-car garages and full basements. By now, many of those garage slabs have twenty to forty winters on them.
What we see on Exeter floors
- Tire-path wear. The concrete under the tires is darker, stained and sometimes peeling where a sealer was applied.
- Scaling at the door. Salt from Perkiomen Avenue and Route 562 commutes eats at the first few feet of the slab.
- Failed DIY coatings. Store-bought kits lift where hot tires sit. We grind them off completely.
- Unfinished basements. Owners finishing a basement want a floor that is sealed and easy to clean. We test the slab for moisture first.
Workshops and outbuildings
Exeter still has larger lots, especially toward Lorane, Stonersville and the farmland near the Daniel Boone Homestead, a 577-acre state historic site inside the township. Larger properties often have a detached workshop, a pole building or a three-car garage used for equipment. Those floors need a heavier system. We use a thicker base coat and a tough topcoat that stands up to jacks, mowers and dropped tools.
Equipment floors
For a workshop or equipment shed, we think about what will sit on the floor and roll across it. Steel jack stands, a lawn tractor, a log splitter or a car lift all put concentrated weight on small points. We build those floors with a thicker base coat. Where fuel, hydraulic fluid or solvents are likely to spill, we use a topcoat with better chemical resistance. We also add texture so the floor is not slick when it gets wet.
A quote that lists everything
Every Exeter quote we write names the system, the number of coats, the prep method and each repair, with a total. If we find something during grinding that changes the job, such as an old coating hidden under paint or a deeper crack, we stop, show you and write up the change. Nothing extra gets done without your approval.
Along the river
The Schuylkill River forms the township's southern boundary and drains it. Homes on the low ground near the river can see more moisture in the slab. We take moisture readings on every basement and choose the primer to match. If water is entering the space, we will tell you before quoting a coating.
Exeter Township Facts That Matter for Floors
- Three decades of fast growth. Population rose from 14,419 in 1980 to 25,550 in 2010, with growth of about 20% in each decade. The 2020 census counted 25,500.
- Shaped by U.S. 422. U.S. 422 (Perkiomen Avenue) and Route 562 run east to west across the township, and the Route 422 expressway to King of Prussia was finished in the 1980s.
- Daniel Boone Homestead. The 577-acre Daniel Boone Homestead, the largest site owned by the Pennsylvania Historical and Museum Commission, sits inside the township off U.S. 422.
- Bounded by the Schuylkill. The Schuylkill River drains Exeter Township and forms its southern boundary. Stonersville, Reiffton and Lorane are communities within it.

Exeter Township Questions
Can you coat a detached workshop or pole building in Exeter Township?
Yes, if it has a concrete slab. We look at the slab's thickness and condition, then recommend a heavier system for equipment and tools. Gravel or dirt floors cannot be coated.
My 1990s garage floor has a peeling coating. What happens to it?
We grind the old coating off down to sound concrete, repair any damage underneath and install a new system from the base coat up.
Can you coat a basement in a home near the Schuylkill?
Often yes. We take moisture readings across the slab first. If they are acceptable, we use a primer suited to damp concrete. If water is coming in, we recommend fixing that first so the new floor lasts.
