A Township Built in Waves
Epoxy flooring in Spring Township covers a lot of ground. The township stretches across about 18.5 square miles, from the Schuylkill side near Wyomissing to the Lancaster County line, and the 2020 census counted 28,396 residents. Only Reading is larger in Berks County. It was carved out of Cumru Township in 1850. Most of its homes, though, are much younger than that.
Growth by the decade
The census counts show how fast the township filled in:
- 1980: 17,193
- 1990: 18,899
- 2000: 21,805
- 2010: 27,119
- 2020: 28,396
The biggest jump came between 2000 and 2010, when the population grew 24.4%. Each wave of building left a different kind of garage floor. Older neighborhoods such as West Lawn, Montrose Manor and Lincoln Park have postwar homes with one- and two-car garages and some carports that were later enclosed. Newer developments toward Spring Ridge, Gring's Hill and the township's southern end have larger attached garages and finished basements.
Matching the system to the neighborhood
Postwar garages. These slabs have usually seen fifty or more winters of salt. Expect scaling near the door, old oil stains and some cracking. We grind, patch and fill, then lay a flake floor that hides wear.
2000s garages. Usually sound but very smooth. Often they have a sealer or a DIY coating that is peeling at the tire paths. We remove it, grind the slab and install a full system.
Finished basements. Common in the newer homes. These are good spots for a metallic or solid color floor. We still test for moisture first.
Commercial parks and retail
Spring Township shares the western suburban retail district with Wyomissing, running from Berkshire Mall to the Spring Ridge Drive exit off U.S. 222. The township also has several commercial parks. Offices, service bays, storage rooms and retail floors there can take a commercial epoxy or urethane system built for heavy traffic, carts and frequent cleaning.
From quote to driving on it
On a typical Spring Township garage, the job runs like this: 1. Estimate. We measure, test moisture and note cracks, stains and old coatings. 2. Prep day. Diamond grinding, edge work, crack and spall repair, and a full vacuum. 3. Coating. Base coat, then a full broadcast of flake or a solid color, then the topcoat. 4. Cure. Light foot traffic the next day in most weather, then a few days before parking.
Cold or humid days stretch those times. We confirm them on site and write them down for you.
Wilson schools families and busy garages
Much of the township is served by the Wilson School District, with its five elementary schools, two middle schools and Wilson High School, and Penn State Berks sits in the northeastern corner. Busy households fill garages with bikes, sports bags and storage bins. A sealed floor wipes clean when something spills, and a flake finish keeps everyday dust from showing.
Getting around
U.S. 222 and U.S. 422 share the Warren Street Bypass through the township, and 222 continues as the Outer Bypass toward Lancaster. Those roads get salted all winter, and the brine follows commuters home. A sealed garage floor keeps that brine on the surface where it can be squeegeed out.

Spring Township Questions
Do you work in West Lawn, Montrose Manor and the other Spring Township neighborhoods?
Yes. We coat garages and basements across the township, from the older neighborhoods near Wyomissing to the newer developments toward the Lancaster County line.
Can a garage floor be done in one day?
Sometimes. A small, sound floor with a fast-curing topcoat can be finished in a day. Larger floors or ones that need crack repair usually take two. We give you the schedule in writing with the quote.
What does a coated garage floor need in a Spring Township winter?
Squeegee out standing slush when it builds up, and rinse the floor once or twice over the winter and again in spring. The topcoat keeps salt brine on the surface, so it comes off with water and a soft mop.
