From Mountain Resort to Growing Borough
Epoxy flooring in Wernersville goes into two kinds of houses. Some date back to the borough's resort years, when visitors from Philadelphia and New York rode the Reading Railroad out to breathe the mountain air of South Mountain and stayed at hotels such as Galen Hall and the Highland Hotel. Others are much newer, because Wernersville has kept growing. The borough had 1,761 people in 1970, 2,150 in 2000 and 2,776 in 2020. That is close to 30% growth in the last twenty years alone.
Each kind of house brings its own floor problems. We sort them out on site and put the plan in writing.
Older homes near the center
Houses from the resort era and the decades after often have stone or block foundations, basements with uneven slabs, and detached garages built for smaller cars. We expect to grind off paint, fill wide cracks and level low spots. Sometimes a slab has been patched so many times it needs a skim of repair mortar before any coating. That is all part of concrete crack and floor repair, and it gets listed line by line in your quote.
For these basements, moisture is the deciding factor. A basement on a slope below the mountain can collect groundwater after heavy rain. We test, and we tell you plainly if the floor is dry enough to coat.
Newer homes and attached garages
The borough's recent growth brought homes with attached garages and smooth, machine-finished concrete. That concrete is sound, but it is dense and slick. We diamond-grind it to open the surface so the coating bonds into the slab. Then we usually install an epoxy flake floor, which handles daily parking, salt and grit with very little upkeep.
US 422 runs through the borough along Penn Avenue and is the main road in and out. In winter, that is a lot of treated pavement between your driveway and everywhere else.
Floors for an older community
In the 2000 census, 21.3% of Wernersville residents were 65 or older. The borough has a long history of care and rest. Wernersville State Hospital opened in 1891 and is still active. The former Jesuit novitiate later served as a spiritual retreat center, and in 2023 the Phoebe Center bought the property for senior living.
For homeowners planning to age in place, we focus on grip and visibility. A light-colored flake floor with a textured topcoat is easier to see and safer to walk on than bare, dusty concrete. We can add an anti-slip additive in laundry areas and at garage steps.

- A railroad resort town. In the late 1800s and early 1900s, visitors from Philadelphia and New York came by the Reading Railroad for the mountain air of South Mountain and stayed at resort hotels like Galen Hall.
- Steady population growth. The borough grew from 1,761 residents in 1970 to 2,150 in 2000 and 2,776 in the 2020 census, on about 0.75 square miles.
- Novitiate to senior living. The Jesuit novitiate moved to Syracuse in 1993. Its building became a spiritual center that closed in August 2021, and the Phoebe Center bought it in 2023 for senior living.
- A long-running hospital. Wernersville State Hospital opened in 1891, and its original buildings still stand with the hospital still active.

Wernersville Questions
Can you coat a basement in an older Wernersville house with a patched floor?
Usually. We grind off loose patches and paint, repair cracks and low spots, and test for moisture. If the slab is too damp or still taking water, we tell you before you spend anything on a coating.
What floor is safest for someone aging in place?
A light flake floor with a textured topcoat. It is easy to see, easy to clean and gives grip when wet. We can add an anti-slip additive to areas like laundry rooms and garage steps.
My new-construction garage floor looks fine. Does it need prep?
Yes. New concrete is often too smooth for a coating to bond. We grind it to open the surface first.
