Floors in a Creek Town

Epoxy flooring in Mohnton starts with the creek. Wyomissing Creek flows right through the center of the borough, and the town grew up along it. Benjamin Mohn settled here in 1846 and built a grist mill, and milling, gunsmithing and hat-making shaped the place from there. The post office, first called Mohn's Store, took the name Mohnton in 1906, and the borough incorporated in 1907. A town built on a creek has basements that need careful attention, and that is where we start.

Moisture first, color second

Ground near a creek can stay wet, and a basement slab sitting in damp soil can push moisture up through the concrete. That vapor is what causes most basement coatings to blister or peel. Before we talk about colors or flake blends in a Mohnton basement, we do three things:

  • Test the slab for moisture
  • Look for efflorescence, the white powder that shows water has moved through the concrete
  • Ask whether the space has ever taken water in a storm

If the readings are within range for a moisture-tolerant primer, we use one. If water is coming in, we say so and recommend fixing it before you pay for a floor.

Two building eras in one borough

Mohnton's population barely moved for decades: 1,536 in 1910 and 2,156 in 1980. Then it grew 15.2% by 1990 and another 19.3% by 2000, reaching 2,963. So the borough has two kinds of homes. The older ones near the creek and the center have old basements, often with patched or painted floors. The newer homes from the 1980s and 1990s usually have attached garages with smoother, harder concrete.

Those two eras need different prep. Older slabs need concrete crack and floor repair to fill cracks and level low spots. Newer slabs need aggressive grinding, because a tight, smooth surface gives epoxy nothing to bite into.

Garages for working cars

Maple Grove Raceway, home of the NHRA's Keystone Nationals, is about 8 miles south in Brecknock Township. If your Mohnton garage holds a project car or a race car, the floor takes oil, brake fluid, jack stands and rolling creepers. For that kind of garage we usually suggest an epoxy flake floor with a thicker build and a chemical-resistant topcoat. Hot tire pickup and fluid stains are the two things that ruin cheap kit coatings, and both are what a properly ground and built system is designed to handle.

Small shops, too

Mohnton was a working town before it was a bedroom community, and some properties still have a shop building or a commercial space. Commercial and industrial floor epoxy turns a dusty shop slab into a floor that sweeps clean and resists spills.

Getting around town

No numbered highway passes through Mohnton. Wyomissing Avenue and Church Street meet near the center, and most of the borough's 13 miles of road are local streets. That makes most homes easy for us to reach with a trailer and grinder.

Mohnton Questions

My house is near Wyomissing Creek. Will an epoxy basement floor peel?

It can if the moisture is not addressed. That is why we test every basement before quoting. A damp slab gets a moisture-tolerant primer. A slab with water actively coming through needs that problem fixed before any coating goes down.

Will a coated garage floor handle hot tires from a performance car?

A properly ground and built system with a quality topcoat is designed to resist hot tire pickup. Thin roll-on kits are where most of those failures happen. We will explain the build we recommend for your car and how you use the garage.

My 1990s garage floor looks perfect. Why grind it?

Smooth, dense concrete is hard for epoxy to grip. Grinding opens the surface so the coating bonds into it instead of sitting on top.
